Denise Richards and her estranged husband, Aaron Phypers, have been ordered to vacate a luxury Los Angeles-area home following a court-approved eviction tied to unpaid rent, according to newly filed legal documents.

On Friday, December 26, a Los Angeles Superior Court judge granted a request by the property's owner, John Karan, giving him possession of the six-bedroom Calabasas residence formerly leased by the couple. The judge ruled that the lease had been forfeited due to nonpayment, clearing the way for the eviction to proceed.

Court filings show that Karan is seeking $84,000 in back rent, though a final decision on damages has not yet been made. Richards, 54, and Phypers, 53, reportedly leased the nearly 7,000-square-foot home in 2020, agreeing to pay $12,000 per month.

Richards had already moved out of the home in late 2023, citing marital issues. She later rented multiple townhomes for herself, while Phypers remained in the Calabasas

property along with his parents and brother. Richards has accused Phypers of damaging the home after her departure, claims that sources close to him have denied, saying the property was maintained or improved.

The eviction comes amid an increasingly contentious divorce. Earlier this month, Phypers filed court documents requesting spousal support, claiming his monthly expenses exceed $100,000. His filing detailed substantial spending on housing, healthcare, food, household services and other costs.

Phypers also disclosed roughly $850,000 in outstanding debt to various parties, including unpaid rent, business liabilities, personal loans and legal fees. He alleged that Richards earns more than $250,000 per month from OnlyFans, television work and appearances, and asked the court to order support. Richards has formally opposed the request.

The couple's legal disputes escalated earlier this year. Phypers filed for divorce in July after six years of marriage. Days later, Richards sought a restraining order, accusing him of abuse during their relationship. Phypers has denied all allegations.

In November, the court granted Richards a permanent restraining order against Phypers. He was later arrested at the courthouse and charged with multiple felony counts related to alleged domestic violence and witness intimidation. Those criminal proceedings remain ongoing.

With the eviction finalized but financial damages unresolved, Richards and Phypers continue to face overlapping legal battles as their divorce moves forward.
